Oberoi Realty. Same name behind Three Sixty West, Oberoi Garden City in Mumbai. Four decades in business, actual reputation for delivering on time too, not every developer can claim that. Construction's handled by L&T, so quality shouldn't really be a worry.
Carries RERA number RC/HARERA/GGM/2451/2046/2024/164, individual towers holding their own numbers too. Registered, confirmed. Still, given the price here, don't just trust a sales deck. Go to hrera.gov.in yourself, search it, confirm everything matches, unit size, possession date, tower details, before paying anything beyond a refundable booking amount.
List reads more like a resort brochure than a residential project honestly.

Here's what actually sets this apart. Grand Hyatt Gurgaon sits inside the same precinct, not just nearby, genuinely part of the same master plan. Residents walk straight into the hotel's lobby, dining, spa. Real amenity, not just something written for the brochure.

Real question anyone with ₹18 Cr+ is asking themselves. Golf Course Extension Road's been one of Gurgaon's strongest luxury corridors for years, so location does back up part of the number. But you're paying a real brand premium too, Oberoi's Mumbai name is doing genuine work in that price tag, not just land and construction costs. Worth it or not really depends how much weight you put on brand pedigree versus pure land value and amenities.
At True Asset Consultancy, we tell HNI clients the same thing every time something like this comes up, brand pedigree matters, but so does comparing two or three similar launches on the same stretch before locking anything in. Entry price looks steep today, but given how this corridor's been appreciating, waiting probably won't make it cheaper.
Worth paying the Oberoi premium here?
Depends what you care about. Delivery track record and build quality matter more to you than pure price, premium makes sense. Chasing lowest entry cost only, other projects on the same road might work out cheaper.
How's it stack against other ultra-luxury launches nearby?
Priced higher mainly because of lower density, private lift lobbies, and that Grand Hyatt integration, stuff most competing projects on this stretch simply don't offer together.
Is 2030-31 too long a wait for this kind of money?
For someone wanting to move in soon, yes, that's a long wait. For an investor okay with a longer horizon, betting on the corridor's growth, the timeline matters less than the eventual entry-to-exit value.
