M3M CFC 113 Dwarka Expressway: A Buyer's Guide to Offices, Retail and Returns

Plenty of people land on M3M CFC 113 Dwarka Expressway thinking it's another housing project. It's an easy mistake, since M3M Capital, a housing project, sits in the same sector. But CFC is an office and retail tower. You'd buy a unit here to run a business or to rent it out, not to live in it. That changes what you should look at, so here's the buyer's version of the details.

What CFC means, in plain words

CFC stands for Capital Financial Center. It's the next big commercial launch from M3M, after IFC on Golf Course Extension Road, and it's in Sector 113 on the Dwarka Expressway. To be exact, it's inside the SCDA township, right where Delhi meets Gurgaon.

M3M has already finished large commercial projects like IFC and Urbana, so this isn't their first attempt at an office building. That counts for something. It still doesn't replace reading the papers yourself.

The building

The launch report describes it like this:

  • One tower of 22 floors, with four basement levels

  • About 1.42 acres of land

  • 165 units in total: 152 offices, 6 multiplex units and 7 retail units

  • An investment of ₹600 crore, with ₹1,500 crore expected in sales, according to M3M

Offices: size and price

Floor plates run about 22,500 to 25,000 sq ft. The lockable offices start around 2,200 sq ft and go past 3,000, with bigger ones available.

Brokers quote about ₹25,000 per sq ft before the launch, and say it may rise to around ₹30,000 once the launch happens. Work that out for a 3,000 sq ft office and you get about ₹7.5 crore at the lower rate and ₹9 crore at the higher one. That's my own math, so don't repeat it as M3M's price. GST, stamp duty and registration are extra.

Retail: the part to be careful with

Retail is where the numbers stop adding up. The launch report talks about 7 retail units. Some brokers say several hundred, and one says 876. Those can't both be right. Prices are just as loose, with shops from about ₹1.2 crore in some places and ₹2.4 crore in others, and no size attached to either figure.

If shops are what you want, ask these before anything else:

  • How many retail units are there, and where do they sit in the building?

  • Which floor and which side is mine?

  • What's the price for that exact unit?

Payment plan and possession

Brokers describe the payment plan as 50:50, so ask what the second half is tied to. Possession is expected around the last quarter of 2029, but brokers themselves call that a working estimate and not a date.

RERA is murkier. One broker shows RC/REP/HARERA/GGM/1077/809/2026/49 as the registration number. Another says the registration is still in process. So look the number up on the Haryana RERA website, and use the completion date on that record. Don't use the brochure's.

Facilities

Brokers mention a few things, though none of them are built yet:

  • Multi-level parking

  • 24x7 security and CCTV

  • Power backup

  • Lifts and lobbies of the kind you'd expect in a Grade-A office

Nobody has published a full specification. Ask for one in writing, and compare it with offices you've actually walked through.

The location in everyday terms

Sector 113 is at the Delhi end of the Dwarka Expressway, and one source says IGI Airport is about 15 km away. I'd go on a weekday morning and just stand there for a while. Count the cars, count the people. What you see tells you more about a shop's future than a brochure will.

Questions to ask the sales team

Sales visits are pleasant, which is exactly why you can leave without a single real answer. Take this list with you and write down what they say:

  • Is the RERA registration approved, and what's the number?

  • What's the rate per sq ft for my floor, and is it on carpet or super area?

  • What stage does the second 50% depend on?

  • Will M3M or a leasing partner find tenants, and is that promise in the agreement?

  • What rent are similar offices nearby getting today?

  • What happens to my money if possession is late?

  • Can I get all of this by email?

Before you pay

  • Look up the RERA record and check the name, tower and promoter

  • Ask for the sanctioned floor plan and the carpet area of your unit

  • Ask how GST applies to your unit, since commercial rules aren't the same as for homes

  • Get the full cost with every charge added

  • Get any rent or lease promise into the agreement, and not just a chat message

If you run a company that wants a lockable office near the airport, or you're an investor who can wait until around 2029 for rent to start, it's worth a serious look. If you need income this year, it isn't for you. And if you'd like someone to go through the agreement with you, True Asset Consultancy can help with that.

FAQs

Is M3M CFC the same as M3M Capital?
No. M3M Capital is a housing project in the same sector. CFC is the office and retail tower.

What's the payment plan for CFC?
Brokers say 50:50. Ask M3M what each half is linked to.

Can I expect rent from the first day?
No. Rent starts only after possession, and only if the unit gets leased. If anyone promises it, get that in writing.
