M3M Brabus Sector 58 Gurgaon is the kind of project people talk about before they know anything about it. The name does a lot of work. What's missing is the paperwork, and most of the numbers floating around come from brokers, not from a RERA record. So here's what I found, and what you should ask before you put any money in.
The project is in Sector 58, on Golf Course Extension Road. Brokers say these are close:
Sohna Road
NH-48
Southern Peripheral Road
Business areas along the same road
M3M has other branded projects in Sector 58, and Oberoi Realty has Three Sixty North there too. A few brokers also place a Brabus project in Sector 111, so confirm the sector before you look at any price sheet.
Most sources agree on this much:
4 BHK and 5 BHK homes, plus penthouses
Sizes from about 5,000 to 7,000 sq ft, with 5,500, 5,600 and 6,000 quoted for specific plans
Two homes on each floor, per some brokers
Private decks and three-side open layouts, per brokers
They disagree on the rest. Towers are given as 2 or 7, the floors as G+33 or G+35, the homes as about 240, and the land as 30 to 32 acres. If you need one of those numbers, ask M3M and get it in writing.
Nothing is built, so this is the plan:
Infinity pool and clubhouse
Spa and gym, with yoga pods
Tennis and badminton courts
Jogging track and landscaped gardens
Children's play area
Concierge and in-house dining
Private elevators and a double-height lobby
Smart home features
Security in several layers, all day and night
Some brokers also talk about Aravalli views. That depends on the floor and the tower, so I'd see the plan before trusting it.
At ₹20 crore for 5,500 sq ft, you're paying about ₹36,000 per sq ft. For 5,000 sq ft it's about ₹40,000. Both are my own sums. For comparison, Oberoi Three Sixty North, a few minutes away, is quoted at ₹18.76 crore for 5,600 sq ft, which is about ₹33,500. So Brabus sits above its neighbour, and you're paying for the name. GST, stamp duty, registration and parking are extra.
Possession: 2028, 2032 or around 2033
RERA: applied, with no number yet
Price: ₹19 crore, ₹20 crore or ₹24 crore
Possession alone covers five years. With no RERA number, none of those dates has an official source behind it.
Sales visits are friendly, and it's easy to leave without a single firm answer. Take this list and write down what they say:
Has RERA been issued? What's the number?
Which sector is this project in, and which tower is mine?
Is the ₹20 crore for the smallest 4 BHK only?
What does the price include for the brand name?
Who runs the building after possession, and what will it cost me monthly?
What happens if the Brabus tie-up ends?
Can I get all of this by email?
Don't pay until a RERA number exists and you've checked it on the Haryana RERA website
Read the completion date on the record, not the brochure
Ask for carpet area and super area separately
Get the full cost with every charge added
Pay no more than 10% before a registered agreement for sale
It suits buyers with a very large budget who want 5,000 sq ft or more and don't mind paying extra for the brand. If you only care about space and address, compare it with Oberoi's project first. And if you can't wait until 2033, this isn't the one. True Asset Consultancy can help you go through the papers before you commit.
What's the price of M3M Brabus?
Most brokers say ₹20 crore for a 4 BHK, with some quoting ₹19 or ₹24 crore. Confirm with M3M.
Is it RERA registered?
Brokers say it's applied for, with no number yet. Check the Haryana RERA website before you book.
When will it be ready?
Brokers say anywhere from 2028 to about 2033. Wait for the RERA record.
