Improving home value through mechanical upgrades in the GTA

Hi everyone! I’m currently preparing my home for a potential sale later this year, and my realtor suggested that upgrading the old mechanical systems could significantly boost the closing price. I’ve spent a lot of money on cosmetic stuff like paint and flooring, but the basement still has those leaky old pipes and a water heater that sounds like a jet engine. I’ve been researching Superior plumbing and heating services to see how much of a difference high-end installations actually make for home comfort and market appeal. Has anyone here noticed a big jump in their property value or just general quality of life after modernizing their HVAC and plumbing? I’m trying to decide if I should just do the bare minimum or really go for a "premium" overhaul to impress potential buyers. Any advice on whether it's worth the investment?

In my experience, buyers these days are way more educated about energy efficiency and "hidden" home health than they used to be. When I sold my last place in Etobicoke, the first thing people checked during the open house wasn't the kitchen cabinets—it was the age of the boiler and the state of the pipes in the utility room. I actually followed the advice in that article you mentioned and did a full professional upgrade before listing. The inspector was so impressed with the high-efficiency setup that he actually highlighted it in his report, which gave the buyers a lot of peace of mind. Beyond just the sale price, living with a modernized system for the few months before we moved was amazing; the water pressure was consistent, and the house stayed perfectly warm without those annoying cold spots. It’s one of those upgrades that pays for itself in both comfort and equity.

That is a great perspective, especially about what buyers are actually looking at these days—thanks for confirming my hunch about the "hidden" upgrades!
